Southeastern US industrial projects surge: Q2 2026 capital investment exceeds $23.7 billion

In the second quarter of 2026, industrial construction and infrastructure investment in the southeastern United States continued their strong momentum. According to the latest quarterly report from Industrial SalesLeads, Inc., a total of 375 new, expanded, or renovated industrial, manufacturing, and supply chain facility projects were tracked across 11 states in the region, with confirmed total capital investment exceeding $23.7 billion. This data indicates that despite macroeconomic uncertainties, the pace of regional industrial modernization and capacity expansion has not slowed.

Project Background

This survey covers 11 states: Alabama, Florida, Georgia, Kentucky, Maryland, Mississippi, North Carolina, South Carolina, Tennessee, Virginia, and West Virginia. Project types include new plant construction, facility expansions, equipment upgrades, and renovations, spanning key sectors such as automotive, aerospace, food and beverage, data centers, life sciences, and chemicals.

Key Developments

Among the 137 projects that disclosed investment amounts, 28 projects had investments exceeding $100 million. The largest single project is JetZero's planned $5 billion investment in North Carolina to build an 8-million-square-foot aerospace manufacturing facility, which is also the largest capital investment project tracked in the Southeast this quarter. Other major projects include:

• Alabama: An automotive manufacturer plans to invest $4 billion to expand its existing manufacturing plant; an electronic component manufacturer plans to invest $500 million to build manufacturing and R&D facilities.
• Virginia: A data center developer plans to invest $3 billion to build a data center campus; a battery component manufacturer has begun construction on a $1.3 billion, 1-million-square-foot facility.
• Florida: A medical device manufacturer is investing $1 billion to build a distribution center, with the project already underway.
• South Carolina: A refined metals company plans to invest $1 billion to renovate and upgrade equipment at an 800,000-square-foot manufacturing plant; a candy manufacturer plans to invest $675 million to build a processing and warehousing campus.

In terms of project distribution, Florida (71 projects), Georgia (64), and North Carolina (53) accounted for nearly half of the total. Regarding project activity types, renovations (149), new construction (136), and equipment upgrades (136) ranked in the top three.

Industry ImpactThese projects have a significant driving effect on the regional economy. Investment in the automotive and aerospace sectors is particularly prominent, reinforcing the Southeast's status as a center for transportation equipment manufacturing. Food and beverage processing and chemical manufacturing follow closely behind. Equipment procurement demand is strong: 88% of projects require lighting and HVAC equipment, 85% need compressed air systems, 83% require mechanical construction and cybersecurity equipment, and 61% need material handling equipment. These demands will directly benefit engineering contractors, equipment manufacturers, and upstream and downstream supply chain enterprises—for instance, construction machinery suppliers such as Caterpillar and Komatsu are expected to receive a large number of orders.
